Who owns the parcel and how ownership is classified.

owner — Owner Name ⭐

Description: Local source's record of parcel owner's name.

Use it for: This is Regrid's primary ownership field, and therefore the best to use in analysis.

lbcs_ownership — Land Use Code: Ownership ⭐

Description: Ownership structure: public, private. See https://www.planning.org/lbcs/standards/ownership/

Use it for: A standardized 4-digit LBCS code for the parcel's ownership category (private, or public at city, township, county, state, federal, or tribal level), derived by Regrid from the owner name. Standardized nationwide, so it is the field to use for identifying publicly owned land consistently across jurisdictions. Pair with lbcs_ownership_desc for the label.

Do not use it for: Detailed private-owner classification - all private parcels receive a single private-ownership code. For the owner's name use owner; for the county's own owner-type value use owntype.

Use it for: The human-readable description of the standardized LBCS ownership code (e.g. "Federal", "Private"), the text counterpart to lbcs_ownership. Standardized nationwide.

owntype — Owner Type

Description: The county's own classification of owner type, where provided.

Use it for: Coverage and meaning vary by county, and many counties do not populate it at all.

Do not use it for: A consistent public-vs-private or government-level classification across places - county owner-type coding is inconsistent and often absent. For a standardized ownership category that works nationwide, use lbcs_ownership (Premium).

ownfrst — Owner First Name

Description: Owner name before any standardization of punctuation and common government owners, or other details, are modified in any manner.

Use it for: The owner name exactly as received from the county, before Regrid standardizes punctuation, common government-owner names, and formatting.

Do not use it for: General analysis, grouping, or matching on owner - use owner, which is standardized. Use unmodified_owner only when you need the verbatim county value.
